Terms of Service

1. Acceptance of Terms

By downloading, accessing, or using ResiFind ("the Platform"), operated by AdvannoSmart (Pty) Ltd, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use the Platform.

2. Description of Service

ResiFind is a student accommodation platform that connects South African university students with verified property owners. The Platform provides property search, digital applications, in-app messaging, lease management, safety features, and related services.

3. User Accounts

• You must be at least 18 years old to create an account.
• You are responsible for maintaining the confidentiality of your account credentials.
• You must provide accurate and complete information during registration.
• Property owner accounts require additional business verification and are subject to admin approval.
• We reserve the right to suspend or terminate accounts that violate these terms.

4. Student Users

The ResiFind mobile application is free to download and use for students. Certain premium features may require a subscription in the future, including but not limited to advanced safety features (armed response linking) and priority applications. Students are expected to provide truthful information in applications and reviews.

5. Property Owners

Property owners are subject to listing fees and must complete business verification. Owners agree to provide accurate property information, maintain their listings, respond to applications in a timely manner, and comply with all applicable South African housing and rental laws. Fraudulent or misleading listings will result in account termination.

6. Content Guidelines

Users must not post or transmit content that is:

• False, misleading, or deceptive.
• Defamatory, abusive, harassing, or threatening.
• Discriminatory based on race, gender, religion, or any protected characteristic.
• Infringing on intellectual property rights.
• Containing personal contact information in listing descriptions (to maintain platform safety).

Content is moderated by both AI systems and human moderators. We reserve the right to remove content that violates these guidelines without prior notice.

7. Reviews & Ratings

Reviews must reflect genuine experiences. Fake reviews, incentivised reviews, or retaliatory reviews are prohibited. Property owners may respond to reviews publicly. We reserve the right to remove reviews that violate our content guidelines.

8. Safety Features

The SOS feature is intended for genuine emergencies. Misuse of safety features (false alerts) may result in account suspension. ResiFind is not a substitute for emergency services (10111 or 112). While we strive to ensure the SOS feature works reliably, we cannot guarantee connectivity or response times from emergency contacts.

9. Limitation of Liability

ResiFind acts as a platform connecting students with property owners. We are not a party to any rental agreement between users. We do not guarantee the accuracy of listings, the quality of properties, or the behaviour of other users. Our liability is limited to the maximum extent permitted by South African law.

10. Intellectual Property

The ResiFind name, logo, and all related content are the intellectual property of AdvannoSmart (Pty) Ltd. Users retain ownership of content they submit but grant us a non-exclusive licence to use such content for Platform purposes.

11. Governing Law

These terms are governed by the laws of the Republic of South Africa. Any disputes shall be resolved in the courts of South Africa.
